The government wants to raise the permitted height of residential homes for the elderly, allowing them an additional two floors over what is allowed in local plans.

The planning authority has been asked to introduce “a building height relaxation policy” to facilitate this. As a result, Mepa has published the proposed objectives for public consultation prior to the formulation of the new policy.

One of the stated objectives is to introduce “a more flexible, site-specific approach” towards the maximum allowable height of residential homes for the elderly.

The stated scope of the policy is for the government to “encourage investment, especially by the private sector, which will seek to increase the opportunities for the development of such facilities in urban areas”.

Mepa information on the objectives of the new policy for residential homes states that it “should not” apply to scheduled sites or areas located within scheduled areas, outside development zones, ridge edge sites and urban conservation areas.
