Xemxija residents oppose four-storey building
Xemxija residents have voiced opposition to a development application for the building of a four-storey block of flats at Triq is-Simar.
At a meeting of the Mepa board this morning, a representative of over 50 neighbours said that although the local plan allowed four-storey buildings, the proposed block (which would replace a two-storey building) would mar the environment and would be detrimental to the area. It would also spoil the view from other houses.
The residents said they were asking for the local plan to be revised.
The board postponed its decision until officials make a site visit.

Please note that as opposed to what was reported, the application for the proposed development is NOT for a detached block but on the contrary requests the complete elimination and building up of the existing side gardens. All existing properties in this area are semi-detached buildings. Also the application is for four floors plus a penthouse which in non-technical terms is basically five stories. A far cry from the existing two.
Furthermore although some residents aired their concern about the enjoyment of existing views, the residents' major concern is the protection of the unique landscaping of this area that produces just as unique a panorama from different parts of Xemxija Bay and beyond, tremendously reducing the negative impact of the nearby concrete jungle on the picturesque bay, Pwales Valley and the Nature Reserve.

We residents strongly oppose to the massive proposed ogre development in the midst of 4 rows (on two streets) of buildings built in the 60's with a unique style and taste. These were built in a way so that everyone can enjoy tranquility, privacy and peace of mind and all buildings are staired and with elevated two storeys. In fact, all builings have front gardens and most importantdly, side curtailages (driveway/paths). If this application is approved, all will be ruined. The LOCAL AREA PLAN passed in 2006, although made public, was not done democracticly. We are all registered OWNERS of our properties and we SHOULD HAVE BEEN CONSULTED. It is just plain dirty politics that developers get their wishes fullfilled to make their pockets deeper.... and obviously others follow - BUT, we must stand up for our rights and OBJECT TO THE LOCAL AREA PLAN WHICH GIVES LEEWAY TO DEVELOPERS TO GET RICH AT THE EXPENSE OF US RESIDENTS.

Very rightly so they oppose!
Visiting a friend in Xemxija I have seen the building site. This area of Xemxija has been built up by 2 story houses only.
Allowing one developer to build 4 storeys will not only ruin the skyline of that part of Xemxija with a "sore middle finger", it will also attract other developers to step in the same foot step, as it just happened here in Naxxar at St. Mary Street: Out of a large block of 2 storey Maisonettes, one part has been knocked down and replaced by a 3 storey plus penthouse building with "partly underlying" (by not more than one foot) garages. How anybody in power could allow such nonsense is beyond my understanding; again somebody must be fast asleep.

Read the book by Donna Leon "Friends in High Places" that should explain a few reasons why these things happen.
