Spurred by the positive feedback to his presentation at the EMCS Real Estate Forum in May, Stephen Yorke of Douglas & Gordon Investment Management Ltd is returning to Malta this week.

Douglas & Gordon Investment Management Ltd are managers of the Prime London Capital Fund, a Guernsey collective investment scheme which concentrates solely on residential properties in prime central London.

Mr Yorke is available to meet potential investors and stakeholders tomorrow and on Thursday to discuss his view that the time may have come to consider stepping off familiar ground and venturing beyond our shores.

While some understandably shrug off the current state of the local real estate market as a mere temporary slowdown, it is evident that the faith of the Maltese investor in property as a risk-free investment has been shaken.

Mr Yorke believes the Prime London Capital Fund is appealing to the Maltese for several reasons: the fund's encouraging track record, the favourable sterling/euro conversion rate and the imminent recovery of the London property market following its recent decline. The relatively low entry point is another attraction, considering that outright ownership would require large amounts of capital.

Douglas & Gordon Ltd have been operating in southwest London for the past 50 years.

The fund is able to buy assets selectively and off-market through its contacts, ensuring quality purchases at sensible pricing. These residential properties are then improved via lease extensions and/or refurbishments and let out to top-flight tenants.

The fund, which is open-ended and trades monthly, has built a portfolio of eight properties with a gross asset value of £10 million.
