In his letter Work at L-Istazzjon Gardens (August 23), Birkirkara mayor Michael Fenech Adami claims that the area that is currently in the vicinity of L-Istazzjon "will form part of an area which will house a cafeteria/pizzeria and wine bar (for which a public tender has been issued and is currently being evaluated)".

I have looked up the Mepa website to see the exact position of these proposed facilities. I found no record of a Mepa application for a cafeteria/pizzeria and wine bar in the area! Has the council issued a public call for tenders for these facilities before a Mepa permit for them had been applied for, let alone approved?

I am co-owner of a site adjacent to the garden in question and know first hand that the application for commercial development (offices and types) submitted to Mepa over 12 years ago on our site has been stalled because of potential traffic congestion problems, so much so that the proposed development has now been changed to residential units - overlying shops.

How do they know, even before applying for a Mepa permit, that their proposals will not tempt Mepa to consider the possibility of traffic congestion during the processing of their application, as it has done in our case?
