Show flat completed at Madliena Village

The ultimate of living in a gated community is fast becoming a reality with the completion of a show flat at Madliena Village.

No expense is being spared to finish each of the apartments in the complex that are being marketed by Madliena Village to the highest specifications.

Since the new owners took over, the 'village' has been remodelled to incorporate four vehicle entrances and five pedestrian entrances, and lifts installed to each level of the apartments from the underlying garages. Each apartment will have a video intercom to open the nearest gate.

A security system is being installed and all the open spaces are being landscaped and embellished. Six blocks have been completely built, with three of them having residents and some 40 per cent of the units have now been sold.

A spokesman for Madliena Village told The Sunday Times that the biggest task of the new owners was changing the colour scheme, with a honey colour replacing the former strong wine colour to enable the village to blend with the valley views.

The standards of interior finish incorporate the typical Maltese balconies that have been installed to blend with the 'village' character and new residents have an opportunity to change the internal layouts, although each apartment will be fully completed and ready to move into.

All electricity, cabling, networking and heating/ventilation is included in the finish, with enclosures for all these services finished, enabling them to blend in with the modern décor of the apartments. There is a communal satellite dish and TV/computer/telephone sockets in each room.

The walls are finished with gypsum plaster, there are gres floor tiles, windows and doors with double glazing, and false ceilings throughout.

The emphasis is on a clean, minimalistic design, to enable the floor space to be maximised. Apartments vary in size about 100 m2 internal area with two bedrooms, open plan sitting-dining, kitchen and two bathrooms, along with about 40 m2 of terraces, to 156 m2 including a third bedroom, along with over 70 m2 of terraces.

Madliena Village have worked with Domestica Ltd who have been contracted for all the interior finishes, including the solid Iroco main door and internal doors, with lovely stainless steel handles and hinges, a Berloni fitted kitchen of the Metropolis range with Corion tops, enclosures for the shaft, closets, vanity units and air-conditioning/heating covers, Berloni living solutions for the living room and the extendable dining room table, fitted wardrobes in the bedrooms and purpose designed shelving.
